Can I rent out my ADU or Garage Conversion?
Yes! You can legally rent out your ADU for long-term tenants (30+ days). This is excellent for passive income to offset your mortgage. However, Los Angeles has strict restrictions on short-term rentals (like Airbnb/Vrbo) for ADUs unless it is your primary residence. We recommend planning for stable, long-term rental income.
How long does it take to build an ADU in LA?
Realistically, you should expect 6-9 months from start to finish. The design and LADBS permitting phase typically takes 3-4 months (though using Pre-Approved Plans can speed this up). Once permits are issued, actual construction usually takes 3-5 months depending on the size and utility complexity.
Do I need to upgrade my electrical panel?
In most cases, yes. Adding a new kitchen, laundry, and HVAC system for an ADU requires significant power. If your main house has an older 100-amp panel, LADBS will likely require an upgrade to a 200-amp panel to handle the load. We handle the coordination with LADWP to get this approved and installed.
