Why Concrete Fails
Structural Cracking
Without proper rebar reinforcement (often skipped to save cost), concrete has zero tensile strength. One minor earthquake or tree root will snap the slab.
Poor Drainage Grading
If the slab isn't sloped correctly (1/4" per foot), water pools against your home's foundation, leading to expensive water damage and mold.
Failed Inspections
LADBS inspectors are strict. If the footing depth or rebar spacing is off by an inch, you will be forced to tear it out and start over.

Answers about cracking, curing time, permits, and the cost difference between concrete and asphalt.
Will my new concrete crack?
Concrete has two guarantees: it will get hard, and it will eventually crack due to soil movement (especially in seismic LA). However, we minimize this by using Rebar Reinforcement and strategically cutting Control Joints. This guides any potential cracks into straight, invisible lines, keeping the surface looking flawless.
How long before I can park on my new driveway?
You can walk on the concrete after 24-48 hours. However, we recommend waiting at least 7 days before parking passenger cars on it. For heavy trucks or RVs, you should wait 28 days for the concrete to reach its full structural strength (cure completely).
Is concrete more expensive than asphalt?
Yes, typically 30-50% more upfront. However, concrete lasts significantly longer (30-50 years) with much less maintenance than asphalt (which requires sealing every few years). It also boosts property value more significantly due to its premium appearance.
Do I need a permit for a concrete patio?
In Los Angeles, simple flatwork (driveways, walkways) usually does not require a permit. However, structural foundations (for house additions) and retaining walls over 3 feet definitely do. We handle all necessary engineering and permitting with the city for you.
