Construction

Foundation -> Framing -> Systems -> Insulation. You receive weekly photo updates from the job site.

Yes. As a Design-Build firm, we manage the entire process from initial sketches to structural engineering and city approval with LADBS. You have one point of contact.
How long does an ADU take in Los Angeles?
Garage conversions typically take 3-4 months. Ground-up detached ADUs take 4-6 months depending on size and utility connections (DWP/SoCalGas).
Can you build on a hillside property?
Yes. We specialize in hillside caissons, structural retaining walls, and slope stabilization required for properties in the Hills, Sherman Oaks, and Brentwood.
How long does it take to get permits in LA?
Permit timelines vary by project scope. Simple over-the-counter permits can be same-day. ADUs and additions typically take 2-4 months for plan check approval, though we expedite this by handling all corrections promptly.
Do I need a soil report or geology survey?
For most hillside projects or new structural foundations in specific zones, yes. We coordinate with geotechnical engineers to get the necessary soil reports required by the city before structural engineering begins.
Does adding an ADU increase my property tax?
Generally, yes, but only on the added value of the construction. Your existing home's tax base usually remains protected under Prop 13. The added value, however, is often significantly outweighed by the increase in resale value and potential rental income.
